2026 Exterior Painting and Interior Woodwork Restoration

Prepare, prime, and paint exterior areas that are failing due to weather exposure. Interior work includes applying Tung oil to stained redwood window mullions and frames and the external door in the Board Room and painting stained kitchen ceiling.

Existing Conditions
Exposure to sun, wind, fog and rain have degraded the exterior windows and kitchen door, and in some cases, have allowed moisture to breach the barrier between the paint and the wood. The paint is cracking on the original French doors, and one glass pane is broken. The interior windows and doors needed Tung oil to moisten the redwood to prevent fading and rot. Our marine weather will continue to weaken the paint film over time, causing it to lose its protective coating and allow water to seep directly into the wood, leading to additional bubbling and peeling paint, wood rot, softening and wood fiber destruction.

Proposed Solution

  • Paint original exterior French doors and front door

  • Repaint some shingles with existing color and sheen

  • Waterproof paint at foundation below shingles

  • Repair bubbling paint of dressing room exit door

  • Prime and paint shingles visible where plants were removed for fire safety

  • Paint exterior sunroom and kitchen windows

  • Apply varnish to outside kitchen door

  • Prepare and paint kitchen ceiling

  • Prepare and apply Tung oil to windows above stairwell, Groom’s Room windows, Board Room windows, inside of ADA bathroom door and exterior Board Room door
