Replace existing 27 year-old sprinkler piping system inside roof, remove tar and gravel roof, remove Dutch gutter system, install exterior gutter system, install synthetic composite cedar shakes that are highly fire resistant, have a long lifespan, and resemble the original roof.

Existing Conditions
The existing SWC clubhouse roof has been temporarily patched, but could not be guaranteed to hold up to heavy rains. The gutter system consistently failed to provide proper/effective drainage. A new roof with updated fire sprinklers and a functional gutter system was long overdue and will ensure safety and security for the clubhouse for years to come.

Proposed Solution

• Install scaffolding bridge from roof to street to obtain easy access to discard debris, load materials and protect the garden

• Remove plywood above sprinkler system routed through ceiling

• Remove failing sprinkler pipes and re-pipe with copper

• Install new plywood over sprinkler pipes

• Remove Dutch gutter system and build up roof line to allow for hanging gutters

• Install rigid insulation and plywood around all edges that currently have Dutch gutter

• Install copper gutters and downspouts

• Install new flashing roof jacks and edge material

• Install shake roof with ice and water underlayment for all areas with a pitch

• Install Peel and Stick Bitumen with a fire-rated system consisting of three layers: base, smooth and granulated for maximum life expectancy, primarily above Sunporch

• Install PVC or TPO colored roof over small, flat area over kitchen that pools water

• Replace barn shingles at south side of building.
